Concrete driveways, patios, slabs and more in Middletown

Middletown has had drainage trouble, and the city says so itself. A 2019 city ordinance cites significant drainage problems in Middletown. Water is hard on concrete here. Under many lawns sits silt over clay that weathered from limestone. That ground can swell when wet and heave in a freeze. That is how a driveway cracks or a walk tips toward the house.

Muddy Boots Concrete is a concrete contractor serving Louisville and the towns around it. Middletown is part of our service area. We pour concrete driveways, patios, sidewalks, steps, slabs and retaining walls for homes and businesses here. Stamped and decorative finishes are our specialty. Every job starts with a free estimate on site and a written quote. Call or text (502) 889-1624.

What kind of homes does Middletown have?

Middletown sits on the east end of Jefferson County. Shelbyville Road (US 60) runs through it, and so does the Gene Snyder Freeway (I-265). The city counted 9,706 people in the 2020 Census. The median home was built in 1997, by Census Bureau estimates.

Close to half the homes went up in 2000 or later. About three in ten were built before 1980, and a small share in 1939 or earlier. About half are single family houses that stand alone. Close to four in ten sit in buildings with five or more units.

That mix shapes the work. A newer house often calls for a patio or a wider drive. An older one often needs a worn walk or tired steps replaced. Apartment and business properties call for commercial concrete like curbs and dumpster pads.

Clay soils and drainage under Middletown lots

Federal soil maps put about two thirds of Middletown in urban land map units, ground built over or reworked. Where the soil was left alone, the county soil survey maps Crider and Beasley silt loams. Both sit over clay that weathered from limestone or shale. The survey rates their shrink-swell potential as moderate. It rates Crider's potential for frost action as high. That means the ground heaves when it freezes and softens when it thaws.

Water is what moves those soils. Middletown sits inside the drainage service area of MSD, the Metropolitan Sewer District. The city added a stricter storm water detention rule for development plans south of Shelbyville Road. MSD decides when a plan must hold water on site. Chenoweth Run and Pope Lick both cross the city limits.

Kentucky's residential code rates the weathering risk for concrete as severe in every county. On a single lot, the work starts before the pour. Site grading sets the base and the fall so water runs away from the house. Kentucky law also requires a locate request to Kentucky 811 at least two full working days before machine digging.

Concrete work in the Middletown historic district

Middletown's historic district runs the length of Main Street and Old Shelbyville Road, plus a few nearby streets. The Middletown Historic Preservation Commission reviews many exterior changes there. The city points owners to LOJIC, the Louisville and Jefferson County map site, to check an address.

The commission's application form spells out what needs its approval. A retaining wall in a yard you can see from the street needs it. So does a front yard wall over 18 inches. A rear yard wall out of sight of every street does not.

Paving follows a similar line. Repaving needs no approval, but new parking visible from the street does. New buildings and additions need approval too, garages included. Applications go to the City Clerk at least 10 days before the commission's monthly meeting.

Which offices issue permits in Middletown?

Middletown has its own zoning authority and follows its adopted version of the Louisville Metro Land Development Code. Louisville Metro Codes and Regulations issues building permits. City code names Metro Louisville's chief building inspector to enforce the state building and residential codes here.

Middletown adds a step. Before Metro issues a building permit, the city reviews the application and plans against its own ordinances. If the project complies, the city issues a letter of compliance for the Metro permit. An addition or an attached garage goes through both offices. The Kentucky Residential Code sets a minimum frost depth of 24 inches for footings here.

Under the state residential code, a driveway or a walk on your own lot needs no building permit. Work in a city right of way is different. City code requires an encroachment permit from the City of Middletown first. That includes a public sidewalk or a driveway apron on a city street.

City Hall sits in the restored Wetherby House in Wetherby Park. Each office answers its own questions, and we point you to the right one before the pour.

Middletown FAQ

Questions We Hear Around Middletown

A few of the questions we hear most around Middletown. If yours is not here, call or text and ask.

Call (502) 889-1624

Do I need a permit to replace a driveway apron in Middletown?
If the apron meets a City of Middletown street, city code requires an encroachment permit before the work starts. Shelbyville Road (US 60) is a state route, so an entrance there goes through the Kentucky Transportation Cabinet. Other roads in town can belong to other agencies. City Hall can tell you which one owns yours.
Which ZIP codes does Middletown cover?
Middletown's city limits fall mostly in ZIP code 40243, with parts in 40223, 40299 and 40245. A ZIP code alone does not show whether a lot sits inside the city limits. City rules apply only inside them. We serve all four ZIP codes and the rest of Jefferson County.
What does a concrete driveway cost in Middletown?
The price depends on the size of the drive and the tear out of the old one. Thickness, reinforcement, access and the finish matter too. So do the base and the grading under it. A stamped finish usually costs more than a broom finish. On a city street, the apron also needs the city's encroachment permit. We look at the job and put a free quote in writing.
Why do driveways and walks heave in Middletown?
Much of the native soil is silt over clay, and the soil survey rates Crider's frost action as high. Clay swells when wet, and wet ground lifts when it freezes. Water that drains toward a slab makes both worse. The standard answer is a compacted gravel base and a slope that sheds water. Control joints give cracks a straight line to follow.
Do you pour commercial concrete in Middletown?
Yes. Middletown has commercial and industrial zones as well as many multi-unit buildings. We pour slabs, sidewalks, curbs and dumpster pads for those properties. We work with superintendents and project managers on schedules and site rules. Call or text (502) 889-1624 to set up a free estimate on site.
